Most international students in Singapore rent rooms in HDB (Housing Development Board) flats. Understanding how HDB rentals work protects you and helps you find a fair deal.
HDB flats are government-built public housing units. Owners can rent out individual rooms (called renting out bedrooms) or the entire flat. For students, renting a single room is the most common arrangement. One flat typically houses two to four tenants renting separate rooms with shared common areas.
By law, the flat owner must register your tenancy with HDB if you are a foreigner. This is done through the HDB resale portal. Some landlords skip this step to avoid paperwork. If your tenancy is not registered, you have no legal protection in a dispute. Always ask your landlord if they have registered or will register the tenancy before moving in.
Lease durations for HDB room rentals are typically 6 to 12 months. Many landlords are flexible with international students and will offer 12-month leases that coincide with the academic year. Shorter leases of 3 to 6 months are harder to find and often cost more per month.
When viewing a room, check that the lease agreement you are given matches what was advertised. Confirm what is included: WiFi, air conditioning usage, utilities. Utilities in Singapore can be costly if air conditioning is used heavily, as Singapore is consistently hot and humid. Some landlords charge a flat rate for utilities as part of rent.
